1. INTRODUCTION

Casa Joepapa is located within the private residential community known as Urbanization Duquesa Fairways in Manilva, Spain. The property forms part of a shared residential environment where various facilities — including the two swimming pools, playground, and barbecue areas — are communal spaces intended for the use and enjoyment of all residents.

 

As the urbanization consists of 201 apartments, it is especially important that all residents and guests maintain a lifestyle that respects the peace, privacy, and well-being of their neighbours. Consideration for others ensures a pleasant and harmonious living environment for everyone in the community.

2. DUQUESA FAIRWAYS – COMMUNITY RULES

Duquesa Fairways is a Private Residential Community governed by Community Statutes that must be complied with by all owners and tenants. Residents are kindly requested to treat the community and their neighbours with respect. In case of emergency, please contact the owner or the Management of the Urbanisation (contact info above).

 

SECURITY

 

Entrance doors to residential buildings must be closed after entering and exiting. Please ensure that no unauthorized person follows you when entering the urbanization or garages. Remain vigilant at all times. If necessary, contact the Management of the Urbanisation or the owner (contact numbers above).

 

CHILDREN

 

Parents or guardians are responsible for supervising their children’s behaviour and activities at all times.

 

NOISE

 

Residents are asked to show courtesy and respect toward their neighbours by keeping noise levels to a minimum, especially between 22:00 and 08:00.

 

COMMUNAL AREAS

 

Leaving rubbish bags in communal areas or outside apartment doors is strictly prohibited. Items such as bicycles, suitcases, pushchairs, or similar objects may not be stored in communal areas or outside apartment doors. Disposing of litter or cigarette ends in communal areas or gardens is not permitted. Playing football or other ball games in the gardens is not allowed.

 

SWIMMING POOLS

 

Pool rules are displayed on notice boards at each pool area. Please respect opening hours and all posted safety regulations at all times.

 

PETS

 

Pets are not permitted in communal areas. Pets may not remain on terraces between 22:00 and 08:00, and must not disturb neighbours by barking or making noise at any time. Pets must be kept on a leash at all times within the community. Pet owners are responsible for immediately cleaning up after their animals.

 

DEFIBRILLATOR

 

A defibrillator is located in the garden area, next to the communal toilet facilities by the main swimming pool. Community staff members are trained and certified in the use of the defibrillator.

3. CASA JOEPAPA - HOME RULES

These policies and operating instructions contain the regulations for the use of the accommodation and the regulations for the safe operation of the accommodation's utilities, mechanical equipment, hygiene units and devices. This document is an integral part of the accommodation service contract.

 

Our guests can check in to Casa Joepapa between 13:00 and 16:00 p.m. on the day of arrival and must leave by 11:00 on the day of departure. Other schedules are subject to prior exceptional agreement.

 

Please protect the equipment and furnishings of the apartment, use them as intended. It is forbidden to take the furnishings and equipment of the rooms out of the house.

 

In the event of possible damage, the resulting costs must be reimbursed by the guest upon departure. In the event of a malfunction of any equipment or item of equipment - in order to prevent major damage - the guest is obliged to report this immediately to the guest house operator.

 

To cover any potential damages, a security deposit of EUR 250 is required prior to check-in. This amount will be fully refunded provided the apartment is returned in good condition. In the event of any damage caused by the guest, all or part of the deposit may be retained to cover the cost of repairs or replacement.

 

Our apartment is self-catering, we cannot provide meals. The guests can use all the furnishings and equipment, devices and appliances of the accommodation at their own risk!

 

The following are generally available in the guest house: toilet paper, liquid soap, washing-up liquid, washing-up sponge, kitchen towel, washing-up tablet, coffee machine, hair dryer, iron, bed linen, towel, bathroom hand towel, outlet, dryer; washing machine, dishwasher, microwave oven, refrigerator.

 

The apartment is always handed over to guests in a clean and well-prepared condition. However, please note that cleaning and laundry services are not provided during the stay. Guests are welcome to use the cleaning equipment available in the apartment, including a broom, mop, and washing machine, to maintain the space as needed during their visit.

 

Upon arrival, please check the condition of the apartment's equipment for your own sake and report any defects to the owner immediately. The guests are prohibited from relocating or rearranging the equipment in the guest house or its surroundings, repairing devices, equipment, furnishings or interfering with them in any way.

 

The apartment is equipped with a smart lock system that can be operated via a mobile phone application, allowing keyless access to the property. Both the apartment itself and the residential building, including the stairwell entrance, can be accessed without a physical key. 

 

A set of traditional keys is also provided for use in case the application cannot be used for any reason. In case of loss of the keys given to the guest, the guest is obliged to reimburse the price of the key and the cost of changing the lock. When leaving the accommodation for good, the keys must be handed over to the accommodation provider or left in the apartment.

 

The apartment rental includes the use of a private parking space located in the underground garage. The parking space is situated in the section of the garage directly beneath the block of the apartment. Access to the garage from outside is operated by remote control, and there is direct access from the apartment by the elevator to floor -1. Detailed instructions on how to access both the garage and the apartment will be provided to guests at the time of successful booking.

 

Please do not leave the air conditioning on when no one is on the property (e.g. during a day at the beach). During the guest's absence, the service provider or his agent only enters the guest house area in exceptional cases (for example, for the purpose of damage prevention or other security precautions).

 

Please respect that noise and neighbourly conduct are regulated locally in Manilva and throughout Spain to ensure peaceful coexistence. While specific municipal ordinances vary, local rules generally require that noise levels be kept to a minimum, especially during night-time rest hours (typically from around 21:00/22:00 to early morning) and during periods when neighbours expect quiet.

 

Excessive or persistent noise — such as loud music, shouting, or disruptive activities — that disturbs the peace of others may result in complaints, community action, or enforcement under Spanish horizontal property and local noise protection regulations. We kindly ask all guests to keep overall noise to a minimum and show consideration for the rest and comfort of people living and vacationing nearby.

 

Smoking (including e-cigarettes and IQOS) and open flames are strictly prohibited inside the building. Smoking is allowed on the 2 balconies only. We respectfully ask our smoking guests not to scatter cigarettes outside and throughout the apartment, but to collect them and place them in the trash cans, in order to maintain cleanliness.

 

Upon departure, guests are kindly asked to dispose of their rubbish. We also appreciate it if you take out the trash during your stay whenever you feel it is necessary. The waste disposal area is located directly opposite the main entrance of the urbanization, on the other side of the street, where you will find large, clearly visible rubbish containers.

 

In case of danger or emergency, notify the Urbanisation Management or the Owner at the above telephone numbers; follow the escape route towards the exit according to the posted sign.

 

When leaving the guest house, always turn off the water, electricity, and air conditioning.
